02 — Our fee
Our fee follows
your income.
AMARA is paid in proportion to what your home earns. Our interest is therefore yours: the right price, a well-filled calendar, a careful presentation, satisfied guests.

Marketing

The principle
You earn,
we earn.
Our fee: 25% of the owner's net rental income, VAT included. A week that is let is a week we are paid for; an empty week is not.
The exact basis is set out in the contract.
Your income is paid straight to you by the platforms and never passes through AMARA. Our invoice follows, based on the stays completed.

Costs that belong to the home
Some costs come with running the home itself, whoever manages it. They stay separate from our fee and are shown separately in your reports.

03 — What stays in your hands
You hand over
the running,
not your home.
Your stays
Use your home whenever the dates aren't already booked; your periods are blocked straight away.
Your rules
Minimum rate, minimum stay, house rules, pets: set with you.
Your contractors
Those who already know the house can stay on.
Your spending
No expense is committed without your approval: we present every quote, you decide and pay directly. Alongside you, AMARA remains an adviser, and a mediator between you and your guests.
04 — Rental potential
An estimate,
never a promise.
AMARA can estimate your property's potential from its location, capacity, amenities and outdoor space, the season, local events, the competition and the number of nights genuinely open for booking.
A serious estimate shows its assumptions. It does not guarantee income: nobody controls future demand. What AMARA does commit to is a strong listing, careful pricing, quick responses, a well-kept home and accounts in figures.
05 — Frequent questions
What owners
ask us.
How much does AMARA cost?
AMARA's fee is 25% of rental income, VAT included,, on the basis set out in the contract. Cleaning, linen, platform fees, technical call-outs and additional services are separate. There may be set-up costs before going live (photo shoot, linen, equipment): they are presented to you and approved by you beforehand.
What does the 25% cover?
Preparing and managing the listing, pricing strategy and calendar, guest communication, organising arrivals and departures, coordinating cleaning, linen and contractors, following up incidents, and reporting. The exact scope is written into the contract.
Who receives the booking income?
You do. The platforms pay income into your account; AMARA never holds your rent or deposits and does not need access to your bank account. Its service is invoiced separately.
Can I still use my property?
Yes, whenever the dates aren't already booked. Tell us your periods and they are blocked immediately on every platform. A confirmed booking, however, can't be cancelled without consequences: penalties, unhappy guests and an effect on the listing.
How are prices set?
From concrete data: season, events, day of the week, booking lead time, length of stay, remaining availability, comparable properties and past performance. A minimum rate can be agreed with you, and every recommendation to raise or lower prices should be explainable.
How are guests screened?
On objective, booking-related information: group size, consistency with the property's capacity, purpose of the stay, platform reviews and history, and the quality of the exchange. The aim is to spot inconsistencies — never to discriminate. No method removes risk entirely, but it reduces it considerably.
What happens if something is damaged?
Damage is recorded and photographed at the departure check, then documented: inventory, invoices, quotes, messages. AMARA files the platform's claim within the deadlines. Full reimbursement can never be guaranteed — which is why your insurance should explicitly cover holiday letting.
Can I keep my own contractors?
Yes, if they are reliable, available, properly registered and able to work within the time between two stays. AMARA schedules their visits and reports anything unusual.
What if the property doesn't let enough?
Prices aren't cut as a reflex. AMARA first looks at the listing's visibility, photos, reviews, calendar, minimum stay and positioning against comparable homes. Any action is explained to you — and a quality home isn't discounted just to show a flattering occupancy rate.
